Types of Concrete Foundations
Depending on the purpose of concrete slabs, foundations can be built in various forms. Our veteran contractors know the right type to install thereby saving run time as well as your budget. Every type of a foundation has both benefits and drawbacks. There are basically 3 types of foundations.

1. Slab-on-grade Concrete Foundations
These foundations are quite popular in areas of moderate climates. They require climatic conditions that do not lead to freezing of the ground. Gravel is used as the base layer in order to give good drainage. The slab is mainly concrete in several inches and thickened at the edges. The installation technique is normally monolithic, that is, concrete is poured continuously at one time. Thick edges add strength to the entire slab. Wire mesh is cast into the slab to prevent cracking. These foundations have particular features for stability and strength like the reinforced metal rods in addition to wire mesh. Sometimes they can be insulated so that they don’t freeze during cold seasons.

2. T-shaped Foundations

They are the commonly used building designs for supporting structures in places that experience frequent snow heaves. They can withstand extreme cold without getting damaged. Concrete footings of T-shaped foundations run parallel to the ground and are wider than the walls. The walls, which are tall and thin, begin below the frost line. The shape created is the rationale for the name of the foundation because it resembles an inverted T. Wire mesh is incorporated into concrete footing for more strength. It is a very stable framework that can handle any pressure including frost. The crucial parts of T-foundations are buried deep down the ground so that they cannot be affected by ice. It should be noted that the walls are constructed after the footing cures and concrete slab poured between walls.

3. Frost-protected
It is a type of foundation used in heated structures. Two sturdy sheets made of polystyrene are used as insulators. One sheet is mounted on the exterior side of the foundation wall while the other placed at the footing on top of gravel. The material protects the building from freezing by containing heat inside the building. As such the footing temperatures always remain above freezing point.

Foundation Repairs

It is a scary phenomenon be it for home structure or business premise. Fortunately, we have effective solutions to rectifying such issue without necessarily bringing down an entire building.

Causes of Foundation Problems
Common causes of failure include foundation footings laid on expansive clay soils, poor maintenance, or wrongly compacted fill soils. These problems are common in old buildings particularly in hotter climatic regions.

Signs of Foundation Failure
  • Visible cracks
  • Voids between walls and ceiling or walls and floor
  • Cracking floors and walls
  • Disintegrated windows and doors that don’t close properly
  • Cracked moldings

Foundation Repair Methods
Two main methods are used to repair sinking concrete foundations. One is whereby underground filers are used to support the faulty foundation. Slab jacking is the other method in which a grout mixture is used to fill up the void below concrete slab so that the foundation returns to the normal position.
